Demand for affordable landed properties remains strong

Despite the overall slowdown in the property market, demand for affordable landed properties remains strong.
In Q3 2014, Malaysia’s house price index climbed 4.6 percent year-on-year, or its slowest since 2010, mirroring the softer sentiment, showed an AllianceDBS Research Sdn Bhd (AllianceDBS Research) report.
Although the sentiment is more cautious, the research house noted that demand from genuine homebuyers remained robust, on the back of healthy economic growth which is forecasted at five percent in 2015, while unemployment rate is expected to stay at around three percent.

United Kingdom-based real estate agency Belvoir has provided a list of top tips to help investors ensure everything is as it should be.

Penang to offer affordable homes to skilled, talented


Penang state government will allocate low cost, low medium cost and other types of affordable housing to talented and skilled Malaysians to retain them in Penang.
According to State Housing and Town & Country Planning Committee Chairman, Jagdeep Singh Deo, the state’s Selection Process Enhancement Committee (SPEC) had agreed to a proposal by Invest Penang that certain percentage of the houses be allocate to such people who are gainfully employed in Penang and are contributing to the economy of Penang.
Hence, in making the proposal, Invest Penang referred to a survey that it had conducted whereby it was forecast that 13,088 new jobs would be required by the private sector in the fields of engineering, accountancy and technology by 2017.
“As such, SPEC has agreed to adopt this proposal, subject of course, to all other eligibility criterion being met.
“However SPEC decided not to reserve certain percentage of projects available to this category, but will consider applications on a case to case basis, as we will also have to cater to the already existing applicants on the waiting list,” he told a press conference recently.
Moreover, in order to avoid this new category being subject to abuse, the applicant will also have to undertake to be in Penang for a minimum of five years from the date of handover of keys of the said affordable housing units.
